Set across a majestic 80 perch estate in Welipenna, the Rasika Residence is a masterclass in architectural evolution. This project is not just a renovation; it is a complete reimagining of a 3,500 sq. ft. villa. Our goal was to take the soul of the original structure and elevate it into a world-class sanctuary that meets the demands of modern luxury living.
The Architectural Vision: Before & After
The design journey began with a traditional layout that lacked the openness required for a tropical villa. Our “Before & After” concept centers on spatial liberation. We are stripping back the restrictive walls of the past to introduce grand, open-plan volumes that look out over the sprawling green landscape. By integrating a contemporary outdoor pool as the new focal point, the villa transforms from a closed residence into an expansive, airy pavilion.
Key Project Features
• The Great Outdoor Pool: A centerpiece design that bridges the gap between the renovated villa and its 80 perches of natural surroundings.
• Estate-Scale Living: With 4 spacious bedrooms and 4 modern bathrooms, the internal layout has been re-engineered for maximum privacy and flow.
• Service Infrastructure: Recognizing the scale of the estate, the design includes a separate, detached driver’s suite and bathroom to ensure seamless property management.
• Modern Tropical Palette: (To be refined with photos) We are specifying a mix of high-end finishes that respect the villa’s roots while introducing the clean lines of glass, steel, and premium masonry.

Mr. Rasika envisioned a legacy property. He wanted to take an existing asset in Welipenna and transform it into a high-end villa that felt like a boutique resort a place where his family could enjoy the massive outdoor acreage in complete comfort and style.
The Challenge
Renovation projects carry the unique challenge of working within existing structural footprints. The “previous way” the villa was built did not account for the modern desire for light and pool-centric living. The challenge was to modernize the aesthetics and functionality without losing the “homely” feel of the original estate.
