Located on an 8-perch plot, the Arjuna Pathirana Residence is a testament to the power of vertical design. This multi-level home challenges the constraints of urban land by utilizing height and a well-planned layout to create an atmosphere of uncompromised luxury and spaciousness.

The Architectural Vision

​The design is defined by its contemporary massing, where architectural volumes are punctuated by rich timber textures, smooth titanium finishes, and a distinctive rough stone facade. By carefully selecting complementary paint colors and earthy tones, the home maintains a warm and organic connection to nature while standing out as a modern masterpiece.

  • Material Harmony: A sophisticated blend of rough stone, smooth titanium surfaces, and natural wood finishes gives the home a unique, modern aesthetic.
  • Culinary Spaces: The home is equipped with both a highly functional Wet Kitchen for heavy cooking and a sleek Dry Kitchen to cater to daily culinary and entertaining needs.
  • Zoned Vertical Layout:
    • Ground Floor: Designed as the social heart of the home, featuring the living area, dining area, and both the wet and dry kitchens.
    • First Floor: Dedicated to relaxation and focus, this level includes a comfortable TV lobby, a dedicated study area, and one bedroom.
    • Second Floor: The private quarters of the home, housing three bedrooms, including the luxurious master bedroom.
    • Roof Terrace: Situated just below the water tank level, the topmost floor features an outdoor garden-style roof terrace complete with custom flower troughs, offering a serene green escape.

Overcoming Construction Challenges

The Challenge

The primary hurdle we faced during this project was the condition of the soil. The land consisted of very loose soil, making standard foundation work highly risky. Furthermore, fitting 4 bedrooms, 4 bathrooms, servant quarters, and dual kitchens onto an 8-perch plot without making the spaces feel cramped was a significant architectural and structural challenge.

The Apexes Approach

At Apexes Design & Build, we approached this by first implementing specialized soil improvement techniques to stabilize the ground, ensuring a robust and uncompromised foundation before any vertical construction began. Architecturally, we embraced vertical space optimization, carefully detailing the finishes—from rough stone to titanium and wood—to give each floor a distinct yet cohesive character.

The Result

A soaring, multi-level residence that stands firmly on improved soil, utilizing every inch of the 8 perches perfectly.
